Trying to sell your home during the holiday season can be challenging. After all, statistics show that the majority of buyers try to buy in the spring and summer months. This is due to several reasons, most notably in order to take advantage of friendly weather, and to ensure that kids can start and finish the school year in the same place. Nonetheless, many sellers–sometimes due to unforeseen circumstances such as financial insolvency–do find themselves in the position of needing to sell their home during this season.

Why choose a cash only buyer?

Because finding traditional buyers in this season is less likely than in other months, many sellers consider selling to a cash buyer instead. Cash buyers are almost always private investors or real estate investment companies who plan not on living in the home, but rather on improving the home and reselling it in a more beneficial market at some later date. This means the attitude of cash buyers is different in a few important ways. Most relevantly, for example, cash buyers tend to focus on making purchases much quicker than conventional home buyers–which is obviously advantageous to those looking to sell their homes quickly. Another important point: cash buyers tend to worry less about potential problems with your home, be they cosmetic, structural, etc.

So if you are considering selling to a cash only buyer, the following tips may be helpful to you.

  • Check the classifieds. Cash only buyers tend to actively seek buyers (especially during times such as the holiday season when selling a home may otherwise be difficult.) So be sure to check you local classifieds, both online and in the paper.
  • Post a classified. Get active in your local paper and in craigslist, and there’s a chance a cash-only buyer will reach out to you in no time. Of course, it is probably good to take an active approach at the same time, even if you do decide to post an ad and see where it goes.
  • Google it! This step may be fairly obvious (and the fact that you’re reading this article may mean that you’re implementing this step right now!) Nonetheless, it is worth pointing out the effectiveness of this strategy, as well as the fact that searching for reviews and company history are great ways of finding a trusted cash only buyer.
  • Real estate websites. Real estate centered websites such as Zillow and Trulia offer a great avenue through which buyers and sellers can be connected.
